10 things buyers and sells do that cost them money

We all want to be able to save a little money whether it be to buy or first home or even when we are getting ready to sell our home. Here are 10 things that buyers and sells do that will cost them money.

10. They believe everything they read on the internet. Yes having the internet at our fingertips is great, but sometimes the information that is out there is not always 100% correct.

9. They don’t do their due diligence. (ie. Insurance costs, schools, crime and environment.)

8. They watch too much HGTV. Those shows are great for ideas on how to design your home, but the also can set unrealistic ideas and expectations on the home buying or selling process.

7. They think they can do it all on their own without help.  Let’s face it we all need help and selling or buying a home is a huge process and it doesn’t hurt to get help on one of life’s biggest decisions.

6. They don’t get their financing in order. It’s always important when buying or selling a home to have your finances in order, you don’t want any surprises along the way that could delay the process.

5. Limit the searches to open houses, ads or the internet. These are all great stepping stones, but it’s nice to have a private showing on the property that will really help you get a better feel of the property.

4. They don’t think about long term like 5 years down the road.

3. They don’t interview and hire an experienced agent to work on their behalf. This is a huge decision you are making so it’s always key to hire an experienced agent to help you along the process with any questions, concerns or any other real estate needs you may have.

2. They lost money because they really didn’t know the market.

1. They don’t get a home warranty. Don’t know the process and didn’t do a home inspection. Ended up

spending lots of money in home repairs.

and hire an experience agent. One that is loyal to you and cares that you are making a good decision.

We meet so many people who think buying a house is easy. There is so much to know and if you don’t

work in the real estate market how can you really know if what you are doing is the right thing. Our goal

is the to educate you and guide you so you have the knowledge to make the right decision. Buying or

selling a home is fun but it is stressful as well. We will help make the process one you will want to tell

Random Acts of Kindness

With the holiday season upon us. You hear a lot about people doing random acts of kindness. Have you ever been a person who have given a random act of kindness, or perhaps you have been a lucky person to receive a random act of kindness. So with all of that being said. We thought of some fun ideas, both big and small, that can be considered random acts of kindness.

1.It might sound simple and easy enough, but HUGS, yes hugs, letting your loved ones know that you love them, appreciate them. It can go a long way.

2. Hold open the door for the person walking behind you, it’s the little things that can really turns someone’s day around.

3. Did an employee at the store, restaurant or even a coworker go above and beyond to help you out? Write a note to the manager and let them know what a great job that person did and how much they helped you out.

4. Know someone who is having an off day, write a funny sticky note and leave it somewhere unexpected.

5. Days like today, when it’s starting to snow…take the time to scoop your neighbor’s sidewalk or help them with the driveway or even clear the snow off the cars.

6. Take the time to volunteer, if it’s just an hour or two or one day a month, helping out others is a great way to show your kindness.

7. Smile and simply say hello to a stranger.

8. Give blood visit your local American Red Cross to see if you are eligible to donate.

9. Pay-it-Forward, waiting in line for your favorite cup of coffee, why not take the time to pay for the person behind you. It creates a crazy train reaction.

10. See those bell rings out, doing their random acts of kindness. Why not ask them if they need a water,hot chocolate or a coffee.

Did you know that doing a random act of kindness for others with benefit you as well? It will make you feel good. It creates a “helpers high” when your brain releases two powerful mood boosters: dopamine and endogenous opioids. It also is found to reduce stress and lower anxiety and depression.

How to sell your home this winter

snowflakeRegardless of the time of year, there will always be buyers out there searching for their new home.  Why not take advantage of the dip in the temps to improve how to market your home and enhance its features.

Here are just some simple tips on how to help sell your home this winter.

Maintain the walkways. It’s simple, shovel, scoop, salt/sand your sidewalks and driveways can do a few things. It can prevent a possible buyer from slipping and falling while viewing your home and it also shows that you, as the owner, take pride in your home and how it looks, starting with curb appeal.

Make it cozy. This time of year, is a great time to show off the warm and inviting qualities of your home. Do you plan to decorate for the holiday’s? Perfect, what’s more inviting then a wreath on the front door or a nice throw over the back of a chair.

Turn on the focus. Does your home have a fireplace? You don’ t have to light the fireplace or even turn it on, but by placing a few logs in there can make it look like it’s ready to go.

Clean the Clutter.  Yes, it’s cold outside, but that does not mean the potential buyers need to see the hats, boots, gloves, shoes and so on, the minute they walk in the door. If you have a closet, neatly place everything there. Don’t want your potential buyers to get the snow all over the carpets, place a basket of booties next to the front door for the buyers to slip on over their shoes while viewing your home.

Turn on the lights.  We all know with winter months it tends to get darker a little sooner outside, so make sure your inside lights are on and the your home is well lit, that’s right every light in the house is on and the drapes are open to help with the natural light coming in as well.

Turn up the heat.  Brrrr, it’s cold outside. Go ahead and adjust the thermostat to a warmer setting maybe even just a degree or two, to help invite in those potential buyers. A good side note though, most buyers will keep on their coats so you don’t want to make it to warm and have them become overly warm.

Celebrate a Down-Home Christmas on the Farm at Wessels Living History Farm in York, Nebraska

The beloved Wessels Living History Farm, located in York, will be hosting a splendid holiday event – Christmas on the Farm. This old-fashioned Christmas event will be celebrate from December 7 through the 23.

Forget about the iPods, smartphones, televisions and video games; thanks to this wonderful celebration, you and your children will be able to see what it was really like to connect with one another while working and living together on a working farm.

The farm will be decorated with brilliant old-fashioned Christmas displays, including an entire parlor room filled with fanciful Christmas trees. You will have the chance to tour the farm and the farm house, participate in a number of holiday-themed activities and even sample some delightful traditional holiday treats. A wood burning stove will be ready and waiting to be fired up in the kitchen, fresh churned butter sits on the table and the story of life in the 1920s comes to life through interactive displays – and by the help of a knowledgeable tour guide, who will walk you through the home and explain what life was really like for this farm family.

Head on down to the farm from December 7 through the 23 between the hours of 1pm and 4pm. You and your entire family will be sure to enjoy this blast-from-the-past Christmas celebration; and you will surely gain an appreciation for what life was like as a farmer in the 1920s. We are so thankful for all our amazing clients, not only just this past year but ALL of our real estate career. Get in the Spirit of the Season at Omaha’s Holiday Lights Festival

The holiday season is upon us and Omaha is ready to help you get into the spirit with their annual Holiday Lights Festival. Starting on November 28 and spanning the entire season, until January 5, Downtown Omaha will be transformed into a dazzling Winter Wonderland, bedecked and bedazzled with millions of lights and other holiday decorations.

Mayor Jean Stothert and the Downtown Omaha Inc Foundation invite you and your entire family to come on down to the Downtown Omaha area this holiday season. You will be completely delighted by the more than 40 blocks that have been transformed into a spectacular holiday display. In addition to the lights, which are beyond dazzling, a number of traditions will also be celebrated, including:

  • The CenturyLink Thanksgiving Lighting Ceremony, which marks the start of the event
  • The Making Spirits Bright Holiday Concert, where spectators will get into the spirit with classic holiday music.
  • The Pacific Life Insurance Company Sounds of the Season, which is held every Saturday from 7pm to 8pm and features a local choral group playing holiday tunes.
  • The Conagra Foods Ice Skating Rink, where you and your family can enjoy skating Thursday’s through Sunday’s.
  • The Wells Fargo Holiday Lights Family Festival, which offers you the opportunity to experience many of the areas attractions for free, and even features a trolley service.
  • The New Year’s Eve Fireworks Spectacular, which ushers in the New Year with a superb bang.

The event is also committed to putting an end to hunger. Each year, they sponsor a ‘Shine the Light on Hunger’ program; a charitable event that invites the community to donate non-perishable foods to those who are less fortunate.
